Concrete patio construction in Wellington FL - a slab that drains away from your house

Water running toward your back door, or an old slab that's cracked and sinking? We build a new concrete patio sloped to carry rain away.

Large rectangular concrete patio slabs with grass-filled joints form a geometric path beside a brick house with a red tile roof.

A concrete patio starts below ground. The slope comes first.

Concrete patio construction in Wellington, FL means pouring a new slab beside your house, plain or stamped, so you get a flat, solid place to sit, grill or set a table. If you want a path out to it, we build concrete sidewalks too.

Most calls start with an old patio that cracked and sank, or a back door that floods after every storm. A patio has to shed rain away from your house, so we set the slope before anything is poured, because water that runs back toward your walls is hard to fix once concrete sets.

Your price mostly comes down to size, finish and what's out there now. A broom finish, a light brushed texture that gives your feet some grip, costs less than a stamped finish, and tearing out an old patio adds to the job. Weather and any permit set the schedule, and I put your options and what's included in writing.

Most signs show up after rain. Here's when a concrete patio helps.

  • Water pooling by the back door

After a storm, water that sits against the wall or creeps under the door usually means the ground or the old slab falls toward the house, and it soaks that spot every rainy season.

  • A slab that's cracked and sinking

Cracks that keep opening, or one edge that's dropped, usually mean the dirt underneath settled. The slab won't level itself back out, and the trip edges and gaps for water get worse each year.

  • A patch of yard you can't use

Bare dirt that turns to mud, or pavers that rock and shift, keep you off the back of your own yard. A poured slab gives you a flat spot that stays put.

It starts with a visit. Then we build your concrete patio.

You call, and I come out myself to look at the yard, ask how you'll use the patio and answer your questions. I also watch where the water goes, so the slope is settled long before pour day. Then you get a written estimate that spells out what's included, and if the job needs a permit, we pull it and handle the paperwork.

I'm on site leading our crew when we build. We dig out and pack the subgrade, the ground the slab sits on, because dirt that's only raked level settles and takes the slab down with it. Nobody sees the base once it's covered, so it's the first thing people want to cut. I'd trim the finish first.

Concrete guidance says hot-weather trouble mostly comes in summer, and a windy, sunny day calls for more care than a calm, humid one at the same heat. So we plan around the forecast and keep the pour out of harsh midday sun, which can leave a weak, dusty top. When it's done, we walk the patio with you so you know how to look after it.

Wellington is home base. We pour concrete patios nearby too.

In Wellington the city handles building permits online, and since each city and the county has its own office, I check what your patio needs at the start and keep you posted. The wet season here runs May through October, so the time of year shapes when we dig and pour.

We do the same patio work in Royal Palm Beach and The Acreage, and on flat or tight yards we work out where the water goes first.

Questions about concrete patios? Here are straight answers.

The answers below cover what most people want to know before a patio goes in. If yours isn't here, call (561) 268-0415 and I'll answer it.

What does a concrete patio cost near Wellington, FL?

A concrete patio in the West Palm Beach area usually costs about $6 to $13 per square foot, and that's the going range for the area, not our price. Where yours lands depends on the size, the finish and whether an old slab comes out, and I put your own figure in writing at the estimate.

Why should my patio slope away from the house?

So rain runs off into the yard instead of soaking in along your foundation. Building guidance calls for a patio within 10 feet of the house to fall away from it at a 2% grade, a gentle, steady drop, because fixing water that runs back after the pour means a hard, costly regrade. Where a wall or lot line leaves no room for that fall, the guidance calls for a drain or a swale, a shallow channel, to carry the water off.

Is standing water on a new concrete patio after rain normal?

A little can be, even on a patio sloped to drain well. Concrete industry guidance says shallow puddles, called birdbaths, can show up after rain because of small variations in the build and normal movement of the surface over time. I'd rather tell you that before the pour than after.

Will my new concrete patio crack like the old one?

It can still get hairline cracks, because concrete shrinks, but we plan where they go. We cut control joints, straight grooves that give the slab a chosen place to crack, and cut them on time, since late joints let cracks wander. Along with the packed base, that's the best defense against the cracking you've got now.

What should I ask before hiring a patio contractor in Wellington?

Ask whether they're certified and insured, and whether they'll pull any permit the job needs. Palm Beach County says by law a person must be certified to contract in a regulated trade, and the county advises holding the final payment until the permit is closed out. We're licensed and fully insured.
