Decorative concrete in Wellington FL - a fresh look for the slab you already have

Patio or driveway looking plain and worn? If the slab is sound, a stamped overlay gives it the look of stone, brick or wood.

Decorative concrete changes the look. Is your slab ready for it?

In Wellington, decorative concrete on an existing patio, driveway or pool deck is usually a stamped overlay. That's a new layer pressed with a pattern, so the old slab takes on the look and texture of stone, brick, slate or wood. It goes over what you have instead of replacing it, and it adds strength to the surface.

The catch is the slab underneath, because an overlay only works on concrete that's still sound. If yours is too far gone, it comes out and we pour new, with the same groundwork that goes into concrete floor installation.

Price mostly follows the slab's condition, how much cleaning and repair it needs, the size of the area and the pattern, color and sealer you choose. The schedule turns on that same check plus any permit or association approval. If your yard steps down, concrete retaining walls can be planned with it, and your written estimate spells out what's included.

Your slab gives you clues. Here's when decorative concrete fits.

  • A plain, faded or stained slab

Concrete that's sound but tired looking is the usual case for an overlay, since the slab underneath still does its job. Waiting costs little, though small flaws are easier to handle before they spread.

  • Hairline cracks and worn spots

Small surface cracks and worn patches usually still leave the slab a candidate, because prep deals with them first. Left alone, cracks can widen until an overlay stops being the right call.

  • Wide cracks, flaking or sinking

A slab with wide cracks, a top that's flaking away or a section that's sunk usually needs replacing before anything decorative goes on. An overlay laid over that tends to carry the problem into the new surface.

Your call starts it. Here's how decorative concrete goes from there.

When you call, I come out myself to look at the slab, ask what you want from it and answer your questions. I'll tell you straight whether it's sound enough for an overlay or needs replacing, and you get a written estimate that spells out what's included.

Color gets settled then too, since it can be mixed into the overlay, stained on after stamping or carried in a tinted sealer. If the job needs a permit, we pull it and handle the paperwork, and the village's review time comes before our start date.

Most of the work is cleaning and preparing the old surface, since poor cleaning or priming is a common reason overlays peel. It's hidden on day one and the first place people want to cut, so it's where I take my time. I lead our crew, then we walk the finished job with you so you know how to care for it.

Questions about decorative concrete? Start with these.

The answers below cover what to know before an overlay goes down. If yours isn't here, call (561) 268-0415 and ask.

Can my old concrete patio get a stamped overlay in Wellington?

Yes, if the slab is in reasonably good condition. Large cracks, heavy spalling, where the surface flakes off, or severe settling can mean replacing it first. A check of whether the slab is structurally sound decides it, and I do that on site before you commit to anything.

How long does a stamped overlay last, and how often does it need sealing?

One national guide says a properly applied stamped overlay should last 10 to 20 years or more, with surface prep and mixing mattering most. The same guide advises resealing every 2 to 5 years, depending on traffic and exposure, to keep the look and protect against moisture and UV damage, so plan for it as a repeat cost.

Will a decorative concrete pool deck be slippery when it's wet?

It can be, and the sealer decides most of it, because slip resistance on a stamped deck depends largely on the sealer used. One guide advises asking your contractor about non-slip additives for wet areas, so around a pool we treat the sealer as a safety choice as much as a look.

Do I need HOA approval to stain my driveway in Wellington?

If you live in an association, check first, because some require it. Stonegate's guidelines, for one community, allow painting or staining driveways, up to the sidewalk, with approval of its architectural review board and its Board. Look at your own association's rules before we schedule driveway work.
